Fall gets overlooked as a listing season because it lacks spring's obvious energy, but it carries a quiet advantage: less competing inventory and buyers who are shopping out of real need rather than seasonal habit. For the right seller, a fall listing can mean a calmer process and a more serious pool of buyers than the crowded spring market.

Conventional wisdom says spring is the season to sell, and for many sellers that is still true. But conventional wisdom also means everyone else's home hits the market at the same time yours does. Fall works differently, and it is worth understanding before you default to "we'll list in the spring" out of habit.
