Boundaries, roughly speaking
None of these three zips centers on one famous subdivision the way South Tulsa does. Central Tulsa is defined instead by what runs through and beside it - Expo Square, LaFortune Park, two of Tulsa's longest-running retail corridors, and quick highway access to the rest of the metro. It's also, by our numbers, some of the fastest-moving inventory on this site: 74145 posted a 30-day median time on market in our July snapshot, among the quickest of any zip we track, with active listings running thin against a steady flow of pending sales.
Housing here was mostly built in one long stretch, from the 1940s through the 1990s, and it shows. Brick ranches and split-levels dominate 74112 and the established Patrick Henry and Oak Hollow pockets of 74135, priced well below Tulsa's newer south-side subdivisions and sitting on smaller, established lots under mature trees. That combination - real square footage, decades-old landscaping, and prices that undercut newer construction - is the core trade Central Tulsa offers buyers priced out of South Tulsa's new-build tier. 74145 leans harder toward apartment and townhome communities alongside its single-family blocks, a mix that draws both renters and buyers who'd rather have a short commute than a single defining neighborhood identity.
Expo Square anchors 74112 - 240 acres donated by Tulsa oilman J.E. Crosbie in 1923, home to the Art Deco Pavilion funded by a 1931 bond issue and, since 1935, the Tulsa State Fair. 74135 runs along LaFortune Park, one of the city's largest, with a golf course, tennis courts, and batting cages, plus the Eton Square shopping, dining, and cinema complex near Yale and 71st. 74145 sits closest to the Woodland Hills Mall retail corridor, open since 1976 and still anchoring 71st Street shopping, with quick access to Highway 169 and the Broken Arrow Expressway for commuters.
