Boundaries, roughly speaking

Downtown & Urban Core is the area in and around Tulsa's Inner Dispersal Loop (IDL) - the ring of connecting freeways, signed as US-75, that has encircled the central business district since the early 1970s. It isn't one zip code. It's three: 74103 (the CBD, Arts District, and BOK Center), 74119 (SoBo and the Cathedral District), and 74120 (Cherry Street, Blue Dome, and Greenwood).

Tulsa's 1957 comprehensive plan first sketched the loop; the two freeways that form it, I-244 and I-444, went in over the following two decades and were fully connected by 1981. Inside that ring sits the densest, most walkable slice of the Tulsa metro - a real departure from the drive-everywhere pattern found almost everywhere else in the city. It's also the thinnest, fastest-turning inventory we track: condos, lofts, and apartments make up nearly all of it, and all three zips post some of the lowest active-listing counts on this site even as interest in downtown living keeps building.

What sets this area apart is what it's built from. Tulsa's oil-boom decades financed a wave of Art Deco office towers downtown, and a growing share of them - the Philtower, the former Public Service Company of Oklahoma headquarters, and the 1919 former Sinclair Oil and Gas headquarters among them - have been converted into loft and apartment living over the past decade, often using historic tax credits to keep original terra cotta and marble intact behind new kitchens. Newer ground-up projects like the ARCO Apartments and Davenport Lofts, downtown's first luxury condo development, have added to the mix. Outside the CBD proper, SoBo and the blocks toward Maple Ridge carry a handful of older single-family pockets, but traditional houses are the exception here, not the rule.

Everyday life downtown runs on a short list of anchors: the BOK Center arena, ONEOK Field and the Tulsa Drillers, the Tulsa Performing Arts Center, and Guthrie Green, with the Cherry Street and Blue Dome entertainment and dining districts just outside the loop's edge. Greenwood, in the northeast corner of 74120, carries some of the most significant history in the city - built starting around 1906 as a self-sufficient, Black-owned business district known nationally as Black Wall Street, destroyed in the 1921 Tulsa Race Massacre, and rebuilt by returning residents in the years afterward. The Greenwood Historic District joined the National Register of Historic Places in 2022, and Greenwood Rising, which opened in 2021, now tells that history a few blocks from the BOK Center.
