The short version
We do not sell your data. Not to data brokers, not to lead vendors, not to anyone, at any price. That is the line we care most about and we do not cross it.
This site runs our own first-party analytics to understand which homes, neighborhoods, and market pages visitors actually find useful. We also use two standard measurement tools, Google Analytics and the Meta advertising pixel, so we can tell which of our ads are working and stop paying for the ones that are not. Those tools are how nearly every business measures advertising, and we would rather tell you plainly that they are here than bury it. We do not receive your identity from those tools and we do not try to work out who an anonymous visitor is. Google and Meta operate their own cookies and identifiers under their own policies, which we do not control. We only know your name or email if you choose to hand it to us in a form, and we only contact you if you have said that is okay.
What we collect
Anonymous browsing activity. When you visit our pages, our own analytics records things like which pages you view, how long you stay, how far you scroll, which photo galleries you open, and which link or campaign brought you here (for example a postcard QR code). This activity is tied to a random anonymous ID stored in your browser - not to your name, address, or any account.
Approximate location. We derive a coarse, metro-level location (for example "Tulsa area") from your network address, then discard the address itself. We never store your full IP address.
Information you give us. If you fill out a form (home value request, market report sign-up, and similar), we keep what you submit - typically name, email, and sometimes phone - along with your consent choices.
What we never do
We never sell your data or rent it out. We never hand your contact information to lead vendors, referral mills, or anyone who would call you about a warranty, a mortgage, or a moving service. We never try to identify anonymous visitors. We never use demographic information, and never anything related to race, religion, national origin, familial status, disability, sex, or any other protected characteristic, in how we analyze interest in homes or in how we target advertising. We fully support the Fair Housing Act and the Equal Opportunity Act.
How long we keep it
Anonymous browsing data is deleted on a rolling 24-month schedule. Contact information you've given us is kept while we have an active relationship or as required by real estate record-keeping rules, and is deleted on verified request.
Your choices
Global Privacy Control (GPC) and Do Not Track. If your browser sends a GPC or DNT signal, we honor it automatically: no anonymous ID is stored and no individual browsing activity is recorded - only a single anonymous, aggregate visit count.
Contact preferences. Every email we send includes an unsubscribe link, and you can revoke consent for email or text contact at any time - it takes effect immediately.
Access and deletion. Want to know what we have, or want it deleted? Call or text (918) 398-4968 or use the contact page and we'll take care of it.
Cookies and similar storage
We use one first-party identifier (vostra_vid) in your browser's local storage, with a cookie fallback, solely for the anonymous analytics described above.
In addition, the following third-party measurement tools may set their own cookies or identifiers when you visit:
- Google Analytics 4. Tells us how many people reach a page, where they came from, and which pages lead to an inquiry. Used for measurement, not for building a profile of you.
- Meta (Facebook) pixel. Tells us whether a Facebook or Instagram ad we paid for actually produced a result, and lets us avoid showing the same ad to someone who already responded.
- Google Ads conversion tracking. Same purpose, on the Google side.
These tools operate under their own privacy terms, which you can review at Google's privacy policy and Meta's privacy policy. We use them for advertising measurement only. We do not upload your name, email, phone number, or home address to any of them, and we do not use them to identify you as an individual.
Turning them off. Any standard tracker-blocking extension, or your browser's tracking-protection setting, will stop these third-party tools from loading. A Global Privacy Control or Do Not Track signal is honored by our own first-party analytics, which records nothing individual when one is present. Nothing on this site is hidden behind them and the site works exactly the same without them. You can also opt out of Google Analytics entirely with the Google Analytics opt-out add-on.

What you receive. If you opt in, you may receive calls and text messages from Pingleton Real Estate Team at Keller Williams Realty Advantage, including property information you request, appointment confirmations, transaction updates, and marketing messages relevant to your real estate interests. These communications may be delivered using an automated system or an artificial or prerecorded voice.
How you opt in. Every form on this site that collects a phone number states, directly above its submit button, that submitting the form is consent to receive calls and text messages from us at the number provided. You can also opt in by texting us first. Consent is not a condition of purchase or of any service — you can always call or email us instead.
No sharing of mobile information. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Your phone number and opt-in status are used only to communicate with you.
Message frequency. Message frequency varies based on your activity and preferences. You will not receive more than 10 messages per month unless you are in an active transaction.
Costs. Message and data rates may apply. Check with your wireless carrier for details about your text and data plan.
Opt-out. Reply STOP to any message to opt out at any time. You will receive a single confirmation message and no further texts will be sent.
