The Shadow Mountain Intelligence Report

The Shadow Mountain Intelligence Report

I'm Brian Pingleton. I watch the Shadow Mountain market house-by-house so you don't have to. Here's what your neighborhood is doing right now - and what your home would likely bring if it went to market.

Why trust this report? Because it's written from inside the neighborhood. I've lived in Shadow Mountain since 2014, and I've sold more than three dozen homes in and around the neighborhood. When I tell you what your street brings, it's not a zip-code average - it's over twelve years of walking these blocks and pricing these exact floor plans.

- The report: Shadow Mountain by the numbers

The micro view (your subdivision) against the macro view (all of 74133), from MLS sold records over the last 12 months. The zip and the neighborhood are two different markets - and knowing which numbers apply to your house is the whole game.

Micro - Neighborhood Median

$309,000

Median sold price across 33 Shadow Mountain closings in the last 12 months - the real number for these streets, not an estimate.

Macro - Zip 74133 Median

$320,000

The whole zip's median across 424 sales - a number pulled upward by newer, larger construction on the far side of 74133, with sales as high as $1.85M. Shadow Mountain isn't behind the zip; it's a different, established market - one that sells faster and closer to asking than the zip as a whole.

Speed to Contract

12 days vs. 17 zip-wide

Median days on market over 12 months. Shadow Mountain listings go under contract about 5 days faster than the 74133 average - demand is real here.

Pricing Accuracy

99.7% of list price

Median sale-to-list ratio in the neighborhood. Homes priced right here sell essentially at asking - the market rewards accurate pricing, and punishes guessing.

Year-Over-Year Equity

+$8,000 median, past year

The neighborhood's median sold price rose from $301K to $309K year over year. If you've owned here for a while, your equity has quietly been doing its job.

The Neighborhood Equity Equation

≈ $130 Million held by Shadow Mountain owners

Roughly 600 homes × the $309K median, minus estimated mortgage debt, puts total owner equity in Shadow Mountain near $130M - about $216,000 per home. That's the wealth these streets are quietly holding.

Source: MLS sold records, Shadow Mountain subdivision and zip 74133, rolling 12 months through 06/30/2026. Neighborhood equity is an estimate: ~600 homes (derived from annual sales turnover) × median value, less mortgage debt estimated from national owner-equity data (~30% of value). Medians shown; individual homes vary - that's what the free analysis is for.

- Why Shadow Mountain is different

Zip-code averages lie. Shadow Mountain sells on its own rhythm - lot by lot, street by street. That's the level this report works at.

Real school choice, starting in elementary

Shadow Mountain feeds directly into Memorial High School - and because Tulsa Public Schools runs an open application process, families here aren't locked to one path. Students can apply to Edison Preparatory, Booker T. Washington, or the Tulsa School of Arts and Sciences, each offering a different path. And it starts early: Grissom Elementary - home to a Montessori program - is the neighborhood's direct feeder elementary, located in the very same square mile, ridiculously close for Shadow Mountain residents. I don't just know it on paper: it's where my own kids went.

Boots Adams Park, right inside the neighborhood

You don't drive to this park - it sits right in the neighborhood. Boots Adams Park has a walking trail, a basketball court, a playground with pour-in-place safety surfacing, a designated picnic shelter and picnic area for visitors, and a parking lot with plenty of accommodations. It's the kind of everyday green space that turns a subdivision into a neighborhood: morning walkers, pickup games, kids on bikes.

A real neighborhood pool

Through the voluntary membership at neighboring Park Plaza South, Shadow Mountain families get summer access to a genuinely nice pool - diving board, water slides, and picnic tables with grills for the long afternoons. The same membership brings Friday-night food trucks, cookouts, and movie nights. I know it from the inside: when my kids were growing up here, I served on the volunteer board that keeps it all running.

In the heart of it - without the traffic

The neighborhood sits near the center of Tulsa but on the outer perimeter of the Highway 169 shopping corridor - so you're minutes from Woodland Hills and the 71st Street retail district when you want it, with an easy, uncongested way in and out when you don't.

Local flavor on every side

The streets around Shadow Mountain are ringed with a wide variety of locally owned and operated spots - breakfast joints, donut shops, neighborhood pubs, jewelry stores, and restaurants that go well beyond American cuisine. It's the kind of everyday local lineup that makes errands short and evenings easy, without leaving your corner of the city.

Buyers are watching here

Established lots, mature trees, and that location-plus-schools-plus-park combination keep a steady pool of buyers waiting on the next Shadow Mountain listing - often before it hits the MLS. Pricing here is a craft: the spread between a well-priced and mispriced home is measured in tens of thousands.
