The university itself traces back to 1882, when the Presbyterian School for Indian Girls was founded in Muskogee. It became Henry Kendall College in 1894 and relocated to Tulsa in 1907 as the city's oil boom took hold. A 1920 merger with plans for McFarlin College created The University of Tulsa, which became a fully independent institution by 1928. Today TU enrolls roughly 3,900 students across its Colleges of Arts and Sciences, Business Administration, and Engineering and Applied Sciences on a 209-acre campus, and is classified as an R2 doctoral research university. The campus sits close to downtown, Cherry Street, and Utica Square.

74104 also contains the Pearl District, which serves as a gateway between downtown Tulsa and the Kendall-Whittier and Market District areas. The district declined through the 1990s before the Tulsa Development Authority and the Pearl District Association began a revitalization push; a 2019 Small Area Plan set out 18 goals and 76 implementation measures, roughly half of which are complete or underway, and the city has since established a tax increment financing district to support a mixed-use redevelopment that's expected to bring new multifamily housing, retail, and hospitality space to the area.
