Ranch Acres is a midtown Tulsa historic district bounded by 31st Street, Harvard Avenue, 41st Street, and Delaware/Florence Avenues. Median sold price was $612,450 over the last 6 months (12 sales), at $236.50 per square foot, with an average of just 20 days on market.

Ranch Acres occupies a well-defined footprint in midtown Tulsa: 31st Street on the north, Harvard Avenue on the east, 41st Street on the south, and Delaware and Florence Avenues on the west. In 2007 it was listed on the National Register of Historic Places as the Ranch Acres Historic District - recognized as one of the best-preserved examples of a post-World War II ranch-house subdivision in the country.

The neighborhood was platted and built between 1949 and 1962, on land once owned by oilman Charles Page. Its developers rejected the standard street grid, laying out curving streets and oversized lots that follow the rolling terrain and preserve the existing trees. The district covers about 182 acres with 324 residences, roughly 90 percent of which are considered contributing to its historic character. Homes are predominantly one-story ranches in brick or native stone, with low-pitched roofs. Recent MLS sales show homes built 1950–1961 with a median of about 2,593 square feet. The neighborhood is served by Tulsa Public Schools (District 1).
