- Where Midtown Tulsa is

Boundaries, roughly speaking

There's no single ordinance drawing a line around "Midtown" - like South Tulsa, it's a working shorthand for the older, walkable core of the city, and its edges get nudged a few blocks in either direction depending on who's describing it. What ties the three zips together is age and character: this is Tulsa's original streetcar-suburb era, built out mostly from the 1920s through the 1960s, long before the newer subdivisions further south and east.

Everyday anchors across the area include Utica Square, Tulsa's first suburban shopping center; the Brookside strip along Peoria Avenue; the University of Tulsa campus; and the Cherry Street district edge, where Midtown gives way to the walkable blocks just south of downtown. The Gathering Place and Philbrook Museum of Art both sit near the 74114 edge, and I-44 and US-75 keep the rest of the metro within easy reach from most Midtown addresses.

- Housing character

Midtown's housing stock is dominated by homes built from the 1920s through the 1960s - bungalows, Tudor-influenced cottages, mid-century ranches, and traditional two-stories on streets with decades of mature tree cover. It's common to find a 1930s original a few doors down from a home rebuilt in the last few years, since older lots here get renovated or replaced over time rather than left as raw farmland the way much of South Tulsa was. Lot sizes tend to run smaller than the newer south-side subdivisions, and the trade is location: walkability, established landscaping, and proximity to Utica Square, Brookside, and downtown that newer construction further out simply can't offer.

Midtown addresses are zoned primarily to Tulsa Public Schools, with the applicable school confirmed by specific address rather than assumed from the general area. The University of Tulsa's main campus sits inside 74104, and several Tulsa Public Schools elementary sites are inside the three zips.
